I'm very pleased to annouce that the cleanup of our Cleveland buildings is well underway and should be completed in a couple of weeks. We're currently getting quotes from our electricians to get temporary power restored to the buildings, and our roofers to fix a couple of leaks. Efforts are also underway to acquire title on the buildings from the previous owner.

We'll be back in Cleveland in early January organizing quotes for the rehab work, and looking at other investment opportunities in the area. This is by no means the only opportunity in this area and we're looking for qualified investors who want in on some of these incredible deals. Our current project has an estimated rehab cost of $250,000 for a total project cost of ~$400,000, with a conservative NOI of $125,000 per year. That's a CAP rate of 31!
