We'd like to wish everyone a very Merry Christmas and a Happy and Prosperous New Year!

2011 has been an exciting year for us. We've met a lot of great people and seen a lot of fantastic opportunities. We wish we had the resources to take advantage of more of those opportunities, but in time that will be easier to do. We'd like to thank everyone who has contributed to our success this last year, especially Mark Dove of MMG, and Chris Singh. We'd also like to thank the mentors at MMG who voted me 'Student Succes Story of the Year' for 2011. It's no Grammy but it's still an honour to be recognized for all the hard work.

2012 promises to be a big year. Real Estate prices are still low, there's plenty of forclosures and short sales coming onto the market, and interest rates are low. It looks like it's going to be a banner year. I'll keep you posted!
 
 
As we mentioned in our previous blog entry, we'll be looking at some more commercial properties in Cleveland in early January, so you can be sure you'll see future postings on some incredible opportunities. The time is now for you to start talking to us about getting into this incredible market and setting yourself up with a profitable portfolio of cash-flowing commercial real estate investments.

I'm very pleased to annouce that the cleanup of our Cleveland buildings is well underway and should be completed in a couple of weeks. We're currently getting quotes from our electricians to get temporary power restored to the buildings, and our roofers to fix a couple of leaks. Efforts are also underway to acquire title on the buildings from the previous owner.

We'll be back in Cleveland in early January organizing quotes for the rehab work, and looking at other investment opportunities in the area. This is by no means the only opportunity in this area and we're looking for qualified investors who want in on some of these incredible deals. Our current project has an estimated rehab cost of $250,000 for a total project cost of ~$400,000, with a conservative NOI of $125,000 per year. That's a CAP rate of 31!
